This property lends itself to all sorts of possibilites: a permanent home for a family or couple who enjoy their own company; a holiday home with the flexibility of renting out during one’s absence or even for a small activity. The owners of this property do not wish to complete the sale until 2019.
Setting: it is in a truly lovely location with enchanting and far reaching views out over gentle hillsides and the valleys below. It is private and quite rural in its position, but there are other houses and hamlets prior to the house which provide a sense of community. The house stands in 1.5 hectares of garden and woodland and is accessed by a 3 km long gravel road well maintained.
In one direction, it is just a 12 minute drive to the well supplied town of Trestina. In the other direction, it is a 10 minute drive to the small village of San Leo which has all basics.
The house consists of a large main building sympathetically restored with two separate living areas and a charming annex.
It has a mature garden lovingly planted with shrubs and plants, various terraces on which to unit enjoy the different phases of the sun, terraced olive trees and a swimming pool positioned to enjoy the best of the views.
The main house: The owners who live permanently in the property and have done so for many years maintained the division of the house, built on two floors, in order to stay cosy and comfortable during the winter months.
This first floor area consists of: two spacious and light bedrooms, two good sized bathrooms, a welcoming sitting room with lofty ceilings and a delight of a kitchen.
The ground floor which is used for summer guests consists of a functional and good sized kitchen which leads out under a large covered porch, an enormous double living area (in which a double sofa bed has been placed at the far end) and a bathroom.
The cottage: This is a pretty and nicely decorated annex which consists of two bedrooms and one bathroom, an open plan sitting room/dining area and a kitchen. It is situated about 10 metres from the main house surrounded by the pretty garden where there is also a pizza/bread oven.
The whole property is immediately habitable. It has been traditionally restored with exposed chestnut beams, floors largely in ‘cotto’ and wood, kitchens designed for cooks and pleasing bathrooms nicely tiled.
All in all, a really charming property with an overall feeling of light and a welcoming aura of serenity. Other than putting in a connecting staircase between the two apartments in the house (should one want to and which would be a very simple job to do) there is absolutely nothing one need change!
Utilities include central heating, wood stoves, wifi, private well and spring water

Sadly the time has come for us to sell our idyllic home of 17 years to another lucky family.
So what’s special about our renovated farmhouse compared with others in the region.
It’s a relatively modest house that sits comfortably along the contour of a south facing slope, an excellent position. It is surrounded by its own land and then woodland but unlike many houses in such privileged positions it is only 12 minutes from a small town which caters for almost every need.
Situated well above the traditional agriculture of the valley we are chemical free so in our years here we have organically grown almost all our own vegetables and a great deal of fruit as well as producing our own olive oil.
In addition the site is attractively planted with trees and shrubs for all year pleasure. Further land would sustain small animals or fowl.
The refurbishment of the house previously abandoned for 50 years has not been exotic but we have respected the character and local materials aiming to creatively use and recycle as much as possible.
We decided to renovate in a way that allows flexibility of use, is reasonable to maintain and above all is comfortable in every season but at the same time retaining its proper proportions.
