A charming, detached house in a traditional ‘borgo’, surrounded by olive groves, on the border between Umbria and Tuscany and near to Lake Trasimeno.

The house, built in stone 70/80 years ago is habitable, but in need of some modernisation.

It has a small garden which could be very pretty with just a little bit of work.

It is an ideal location for either a permanent or holiday home: safe, easy to lock up and leave and within an easy radius of the best both Tuscany and Umbria have to offer. 

- On the ground floor there is a sitting room with fireplace and gas-fired stove, kitchen, dining room, a store cupboard and a bathroom.

- On the first floor there are two bedrooms with en suite bathrooms.

- At basement level there is a cellar/cantina with separate access; also more disused storage/small animal housing.

The impressive Castello Montegualandro is nearby and Passignano, a quaint lake-side town with EXCELLENT fish restaurants, is just 15 minutes away.

In the opposite direction, and again just 15 minutes away, is Cortona with its numerous restaurants and cultural and musical events, which start in spring and continue through to the autumn.

 

There is good local walking, of historical interest: one can explore the nearby site of the battle of Trasimeno. There are Etruscan remains at Chiusi.

Perugia, Assisi, Sienna and Montepulciano are all within easy reach.

 

Nearest shops with all basic services would be the small town of Terontola where one can find banks, restaurants, supermarkets, doctors surgeries and even a small weekly market. The bigger town of Camucia (just below Cortona) which has many more services and a large weekly market is just 10 minutes away. 

Both Terontola and Camucia have a main line rail station  (Rome-Florence-Milan) and access to all major motorways is 5 minutes beyond Terontola.

Perugia airport is approx. 40 minutes away, Florence airport 1hr 15 mins, Rome 2 hours and Pisa 2hr 15 mins.
