It is within a very short drive (5 mins) to the centre of the quaint lakeside town of Passignano sul Trasimeno and consists on the first floor of 2 bedrooms, 1 bathroom and an enviously gorgeous open plan kitchen/living area with original chestnut beams and enormous panoramic windows overlooking the lake and beyond.
On the ground floor there is an entrance hallway a large study with adjacent bathroom, a spacious sitting room with a large original antique stone fireplace, a kitchen, a bedroom and bathroom and one other room currently used for storage which would make a third bedroom. The sitting room leads out onto a covered porch – perfect for sundowners - which directly overlooks the lake. There is also a boiler/laundry room with ample storage space.
On the first floor (accessible both from inside and outside through a large staircase in terracotta tiles) there are a large living room (over 30 sqmts) with American kitchen, overlooking the terrace, ideal for dinners and breakfasts “al fresco”; the living room, with big fireplace and ceiling (wooden beams and terrcotta tiles) is very bright and enjoys a spectacular view over the lake due to the presence of 4 windows. The living room is accessed via a corridor with 2 bedrooms and a bathroom.
The swimming pool 12.50 x 6.50 metres is to the side of the house with a surrounding patio with again, STUNNING views all around! There are 12 beautiful secular olive trees an enclosed garden of 2600 mtsq and surrounding farmland of 2900 mtsq equalling a total of 5500 mtsq of land. Access is excellent and the property is at the end of a private road, so no through traffic.
The only downside to this well maintained property, at least for some people, is its near vicinity - about 1km - from a busy road albeit not visible from the house. Having viewed the property at its seasonal worst - when the trees were bare and provided no sound barrier - one could definitely hear the ‘swoosh’ of passing cars from below. It was not a particularly intrusive sound - more like a background hum - and given the SUBLIME PANORAMA my sensory perceptions were busy elsewhere, consumed by the OVERWHELMING view.
For me, this property ticks all boxes: It is on a hillside, south facing, has a BIG view, has been well and sympathetically restored, is very near to a small town with all services, just 35 kms from Perugia and its airport and has excellent road and train connections (Rome - Perugia – Arezzo – Florence)
Passignano sul Trasimeno is a delightful lakeside town in the Province of Perugia.
It stands on the north-eastern shore of Lake Trasimeno and is equidistant between Cortona and Perugia (35kms) and therefore in a prime location for visiting all the major sites in both Tuscany and Umbria. The ancient rock fortress that dominates the town was built in the 16th century as was the San Rocco Church and the sanctuary of the Madonna dell’Oliveto both important examples of Italian architecture.
In my opinion and despite the distant hum of traffic noise (which for many people who don’t wish to feel isolated could be a comforting plus), this property is most definitely worth viewing.
There is the possiblility of also acquiring the neighbouring tower of 300 mstq which is habitable, but in need of modernisation. It has 3000 mtsq of land with stunning secular olive trees and would also be allowed an annex of 130 sqmts within a radius of 30 metres from the property. The property would lend itself – especially with the adjacent tower – to a magnificent B&B/Charme Hotel for which it has ALL the requisites: vicinity to an idyllic lakeside town with really excellent fish restaurants, near to an international airport (Perugia 35 kms), good train connections (Perugia-Arezzo-Florence), a pool and ample garden (over 10,000 mtsq)
