  • Prime investment property of approx.500 mtq
  • within walking distance of Cortona’s historic town centre
  • breathtaking views
  • 3 buildings - a main mansion and two separate stone farmhouses
  • 1.5 hectares of surrounding land
  • perfect for small charme hotel which would be unique to Cortona
  • there are no other hotels within walking distance of town with such spectacular views and surrounding grounds.
  • structurally sound, but in need of renovation
  • big investment, big project but perfect location!
  • swimming pool permissible.

IF YOU’RE HEALTHY, WEALTHY AND WISE (AND A HARD NOSED NEGOTIATOR TO BOOT), this handsome property in the best of locations, within walking distance of Cortona’s historic town centre and with sublime views out over the Valdichiana, would make a VERY viable investment.

The property would make for an enviable private estate with ample housing for a private entourage, but AS A CHARME HOTEL THERE WOULD BE NO COMPETITION! The few existing hotels within walking distance of the town centre do not have extensive grounds and do not have the views enjoyed by this property.

Given Cortona’s increasingly exclusive status, a small well designed hotel with a breakfast restaurant, landscaped gardens and a pool, would likely attract well heeled folk from all over the world; especially the wine connoisseurs who already make annual pilgrimages to the town.

Although structurally sound, the property is in need of complete restoration. The main house is ‘padronale’ meaning it was built for the original landowner with more prestigious materials than the two stone farmhouses. The mansion has crafted corner stones, large windows with stone lintels and rooms which are spacious and light. The two stone farmhouses occupied by the landowner’s retainers are also built in stone with traditional, but more economic material. The ground floor spaces still retain the original animal stalls and would require a change of destination of use. There is also a separate ‘limonaia’ and annex.

A big project and a big investment, but given the property’s location and amazing view, a very sound investment. Definitely worth viewing
