It would be equally suitable as a family home, but in the light of Air B&B’s enormous popularity, it could be the ideal setting for people touring through both Tuscany and Umbria: easily accessible, real Tuscan charm, but a geunine getaway at the end of a long day touring; especially if ‘sundowners’ were to be offered as the sun sets across a panorama that is breath taking.
The house is built on three floors and although now joined as one house, it was originally two and as such has two separate entrances which would allow either for 2 rental units or a separate flat for personally running a B&B. The flat consists of a bedroom, bathroom, living area and mezzanine level with direct access out onto the terrace.
The main part of the house consists of entrance hallway, large and light kitchen with barrel vaulted ceilings and access to the terrace. On the first floor there are two bedrooms and one bathroom and on the top floor one enormous bedroom with small study, walk in wardrobe and a bathroom.
The views from all floors are stunning.
Preggio itself has a basic grocery shop/bar/ trattoria fondly used by all locals who are an eclectic mix of internationals and native Italians. The town is famous for its classical music concerts during the month of August and also its chestnut festival in the Autumn where the whole town meets up and parties.
It is just a quarter of an hour from the quaint town of Mercatale where one can find a choice of restaurants, shops, banks, a pharmacy etc… and also the prestigious Castello di Reschio estate which is a vast residential complex composed of restored farmhouses and a hotel (currently under construction) dedicated to top VIPS from all over the world.
Preggio is also just 20 minutes from the charming Medieval town of Umbertide – full of restaurants and shops - where there is access to all major motorways and trains to Perugia and Rome. Most conveniently of all, Preggio is just 40 minutes from the Perugia International airport.
Within a radius of 90 minutes one can visit the famous Umbrian sights of Assisi, Perugia, Gubbio, Spello, Citta’ di Castello etc...and the Tuscan towns of Sansepolcro, Anghiari, Cortona, Montepulciano, Pienza and Siena. Florence is 1hr 50 minutes away. Rome 3hours.
