EXTREMELY GOOD VALUE FOR MONEY for this spacious apartment extending over two floors with beautiful far reaching views out over the surrounding countryside and located in Cortona’s neighbouring town of Castiglion Fiorentino.

Castiglion Fiorentino is a pretty town with all amenities; banks, shops, restaurants, pharmacies, a weekly market etc….  By no means off the beaten track – it has the same connections as Cortona regarding its main line train station Rome-Florence-Milan as well as easy access to all major motorways. 

It is host to two American universities which gives it an international flair without being too touristy. Just outside the town’s defensive walls there is an enormous public swimming pool surrounded by greenery and with wonderful views  as well as public gardens in which to enjoy summer evenings ‘al fresco’.

Very traditional, the town has managed to retain its Italian-ness without going too international and as such the market value of properties is much better value for money than in Cortona, despite Castiglion Fiorentino being both quaint and charming.

The apartment, on two floors, consists of a wonderful attic space with three rooms on the top floor and a good sized living room and kitchen with two bedrooms and a bathroom on the first floor.  A second bathroom would be permissible on the top floor.

As one can see from the photographs, the house is chock-a-block with furniture and objects everywhere and as such doesn’t state its case very well!!  It would definitely benefit from some modernisation – especially with regard to the electric and plumbing systems - but it is basically immediately habitable.

It is a property however with potential: With such a wonderfully large attic space and the great view,  it could be made into a really special holiday home without too great an investment.

Cortona is just 20 minutes away by car as is  Monte San Savino with Arezzo and Lucignano at 25 mins, Montepulciano at 45 mins and Florence 1hr 15 mins away via either car or train.
