Arriving at this impressive estate, one can’t help but be struck by the grace and obvious lineage of the property.  The adjacent farmhouse, a more traditional and simpler structure is charming, but the mill house - dating back to the 1100’s – is  quite simply beautiful. 

In fact, it is rare these days to find properties as sympathetically restored as these. The main house consists of the following:

 The tiled swimming pool is strategically positioned to enjoy extensive views over Lake Trasimeno with a summer kitchen installed in the nearby pool house for barbecues and/or ‘aperativi’, all of which is greatly enhanced by the wondrous spectacle of the sun going down over the lake.

 Within the grounds are a number of olive trees which provide the owners with their own olive oil and a small copse of pines and cypresses provides welcoming shade during the lazy summer months.

As an additional plus, the caretaker and her family live nearby: They cook, clean and manage the property all year round facilitating ownership even for a foreign buyer. The gardener also lives nearby and maintains the orchard, harvests the olives, and processes the oil. 

 Lake Trasimeno is one of Italy’s fourth largest lakes and is central to all of the great cities of art so famous to Umbria and Tuscany such as Florence, Siena, Arezzo, Perugia, Assisi, Orvieto and Gubbio; all cities enormously rich in both history and culture.

 Eight towns surround the lake itself, some on panoramic hilltops – like  Città della Pieve, Paciano, Panicale and Piegaro – and others right on the shore such as Castiglione del Lago, Magione and Passignano sul Trasimeno. 

 Lake Trasimeno offers extensive water sports and numerous fish restaurants line its shores. Passignano, a 10 minute drive from the house, has some excellent fish restaurants and is a quaint lake side town well worth visiting. 

 Tuoro, the nearest town, has a full range of shops including a butcher’s, baker’s, a home-made pasta shop and a selection of small general stores. The town also has a generous choice of café’, bars and restaurants.

 The motorway between Perugia and Siena is only 10 minutes away by car which connects the area to the main Rome-Florence-Milan motorway just 20 minutes away.  There is a local train station in Tuoro and a main line train station in Terontola di Cortona 15 minutes away. High speed trains are accessible from Chiusi station just 30 mins away.

Perugia airport is at a distance of 40mins, Florence airport 1hr 20 mins, Rome 2hrs.

 The hilltop town of Cortona is at a distance of 20 mins, Montepulciano 43 mins and Florence 1hr 20 mins with many of Umbria and Tuscany’s most revered hill top towns within a general radius of 90 mins
