A special little town house (95 sqm on 3 floors) wonderfully light, located where one can not only enjoy spectacular sunsets and views, but from where one can also step out either in to the countryside for long walks or right into the heart of the town centre with no steep climbs!

Positioned along Cortona’s Etruscan wall with spectacular views from the 2 upper floors, the house is immediately habitable and spotlessly clean and tidy.

Renovated in the 80’s, it would benefit from some aesthetic changes (change of floor tiles, new bathroom, pretty kitchen).

Costs for this would be minimal - circa E.40,000.

The only setbacks to this lovely house is that spaces are not big and there is a steep staircase on entering.  It is to be ascertained whether this could be altered.  Its plusses definitely outweigh these 2 negatives and given its position and view it would make a sound investment for either personal use or as a rental.

With regard to a complete makeover, there are 2 possible options:

The 1st would be to create a studio flat in the garage (35 sqm).
1 double bedroom and new bathroom on the 2nd floor,
Kitchen and living room on the 1st floor. 
This option would allow one to rent out one or the other of the spaces (or even both spaces).

What makes this little house so interesting is that its garage doors open out onto a largely disused, one-way side street which runs the length of the Etruscan wall.

By replacing the existing garage doors with huge glass ones, one could create a semi-outside space, making the most of the disused road in front of the garage without actually appropriating it.

In addition, the property also comes with some land just outside the town’s walls full of olive, walnut and almond trees.  It is a steep terrain and just below a car park, but its views are amazing and one could most definitely create a private, secluded garden area: for reading, soaking up the sun or making a vegetable garden.
