Surrounded by breath taking views for which Tuscany is classically renowned, a charming cottage-bungalow, beautifully interior designed, to be sold fully furnished.
The cottage (circa 60 sqm) consists of an open plan living room kitchen with fireplace, 1 bedroom, a hallway, a bathroom with shower and window. There is also a private garden (circa 200 sqm) with patio and pergola positioned to enjoy the best of the wonderful panorama and daily sunsets.
Situated in a well-cared for and exclusive residential complex, this free standing cottage would make the perfect investment as an easy to maintain home base for someone who makes frequent trips to Italy. It is a delight! It would equally make for a great rental investment or perhaps a combination of the two to offset the modest condominium fees of approx. E.1.800 p/a.
There are two large restored farmhouses within the grounds which are divided into 6 further habitations each with their own private garden. All owners, however, can enjoy the meticulously maintained grounds and swimming pool which have been designed for relaxation and pleasure.
The residence is centrally located for day trips and within easy reach of the A1 motorway. The pretty town of Monte san Savino is less than 10 mins away, Castiglion Fiorentino (with its main line rail station Rome-Florence-Milan) 15 mins, Cortona 20 mins, Arezzo 25 mins, Montepulciano 30 mins, Siena 50 mins, Florence 1 hr, with the beautiful Maremma coastal region just 90 minutes away.
Florence airport is just 60 mins away, Perugia airport 80 mins and both Pisa and Rome airports 2 hrs.
I saw some photos of the Cottage on the website of a real estate agency in Castellina in Chianti in 2009.
The Cottage was going to be just ready to be on sale and that agency had all the tipe of houses I like.
I didn’t know where the Cottage was but commuting from Rome to Bologna at that time I realized it was exactly in the middle of the path, where I was always thinking “what a beautiful place is this!”.
I visited it on a cold and rainy day (December 8th) but I was immediatly in love with it.
I bought it, still living in Rome, going there 4 times a year I was always crying at the moment to leave it to be back in the city.
I lived there then for 3 full years, renting then it for one year on Airbnb, missing it too munch, goin back and making there my studio.
Walking in nature with the dog, waking up and taking a long swim, a shower and then going to work in Florence, reading good books in front of the fireplace, cooking with friends and sharing the outside patio to nap, talk and drink, I realized what I loved more was this strong sense of “home” with a sense of continuity between the inside and the outside, with all those doors and windows, the amazing and calm view and that beautiful light.
I will miss this magic, moving to a different studio and I hope that new people will fully enjoy the alchemy of this place.
