Some properties sell themselves – this is one! It just has that extra something: Very pretty with an old-world charm, beautifully light and airy, it is surrounded by olive groves and rich farmland with lovely views towards Lake Trasimeno.
The Light House – 150 sqm with windows front and back - is a detached stone house in a traditional and beautifully maintained hamlet, right on the border between Umbria and Tuscany. Recently modernised, it is an absolute gem, big on charm and the perfect solution for either a permanent and/or holiday home or a small B&B activity with a private living and courtyard area for a proprietor.
On the ground floor there is an entrance hall, a newly installed open plan kitchen and dining area with air conditioning, a spacious sitting room with fireplace, a bathroom with shower and a bedroom with access to a private courtyard at the back of the house with its own separate entrance. There is also a boiler room and storage in the cellars (cantine).
On the first floor there are two en suite bedrooms with walk in showers, air conditioning and mini-kitchenettes.
At the front of the house there is a lovely garden-patio (150 sqm) with a large wisteria covered pergola and outside seating.
The house also has an adjacent piece of land (approx. 200 sqm) with permission for a small pool and/or parking area: with a little bit of creativity, this area could be lovely. (We've added some photos of small pools (some with firepits) to give you the idea of what could be done with a little bit of inspiration).
The recent modernisation of the house, was done with a small B&B in mind. It is an ideal location for discovering the best of what both Tuscany and Umbria have to offer.
The beautiful Castello Montegualandro, dominating the hillside above the hamlet, makes it an impressive setting. Cortona with its numerous restaurants and cultural and musical events, which start in spring and continue through to the autumn, is just a 15 minute drive.
In the opposite direction, Passignano, a quaint lake-side town with EXCELLENT fish restaurants and a lively atmosphere, is just 15 minutes away.
There is good local walking and of historical interest, one can explore the nearby site of the battle of Trasimeno. Perugia, Assisi, Siena, Florence and the Maremma coast, are all within easy reach.
Nearest shops with all basic services can be found in Terontola (4km) where one can find banks, restaurants, supermarkets, doctors surgeries and even a small weekly market. The bigger town of Camucia (just below Cortona) which has many more services and a large weekly market is just 10 minutes away.
Both Terontola and Camucia have a main line rail station (Rome-Florence-Milan) and access to all major motorways is 5 minutes beyond Terontola.
Perugia airport is approx. 40 minutes away, Florence airport 1hr 15 mins, Rome 2 hours and Pisa 2hr 15 mins.
