Cute, compact and cheerful, this pretty little house located in the midst of wine country, is a free standing house at the far end of a small hamlet in Cignano within walking distance of a local shop which sells a bit of everything. It has a small, manageable garden overlooking a wonderful landscape of gentle hills, farmland and olive groves.

The house (approx. 120 mtsq) is basically a two up and two down with two spacious bedrooms on the 1st floor, a third room (which could be used as a walk in wardrobe or made into an en suite bathroom) and a large bathroom.

On the ground floor there is a well appointed kitchen/dining area with a pantry and a sitting room off which there is a small bathroom with shower.  All doors lead outside into the garden where there are also various storage spaces.

This is a perfect lock up and leave property which has the added benefit of being free-standing.  The hamlet consists of a further 3 or 4 homes which were probably built in the 1950’s.  This property was very probably built at the same time, but traditional materials were used throughout - beamed ceilings and floors laid in ‘cotto’ - which make it not only cosy, but also something of a find at this  price.  Left empty for some years now, it would however benefit from some TLC and a few small modernisations.

Cignano is a 10 minute drive from Camucia, the town below Cortona which has all services as well as a mainline railway station (Rome-Florence-Milan) and access to all major motorways.  It is a 15 minute drive to both Cortona’s historical town centre and Montepulciano making its location perfect for day trips in and around Tuscany.  The coast and locations such as the charming town of Castiglione della Pescaia, is just 1hr 50 mins away.

Nearest airports Perugia 45 mins, Florence 1hr 13 mins, Rome 2hrs.
