Right up there on the “wow” factor, House of Arches is no ordinary stone farmhouse! The property is located in a picturesque, rural setting, surrounded by meadows, farmland and woodland (circa 5 hectares).  It is south facing, just off a well maintained access road shared by neighbouring properties, it is private, but not isolated and has the good fortune of  having not one, but two restaurants within a 1km radius: Tenute le Scure – which has a delightful menu of local and traditional dishes all prepared with organic, home grown produce (including delicious hams and roasts!) and just a little further along, in the tiny village of Teverina – which has a grocery shop and gas station – there is a second restaurant, Osteria Montagnina, which offers a ‘fine dining’ menu.

Cortona is a scenic 25 minute drive away (18kms) and in the opposite direction – towards Umbria – there is the large-ish village of San Leo 20 minutes, Trestina town 30 minutes and Umbertide 40 mins, Perugia (with international airport) 50 mins. Within a 90 minute radius all of both Tuscany and Umbria’s favourite towns can be reached: Montepulciano, Pienza, Siena, Florence – Assisi, Gubbio, Perugia, Todi etc…

The property is immediately habitable, but rustic as opposed to luxurious which is a part of its enormous charm. Under floor pipes – recently laid - have been predisposed for central heating to be installed. An electric water heater provides hot water. Water comes from a nearby spring. Gas for the kitchen is provided by a small GPL tank supplied locally.  Should one wish to upgrade the house by installing central heating, a private well and a swimming pool (which would be permissible) costs would not be excessive.

Definitely worth viewing if you are yearning for a genuine country retreat with large spaces and unique features.  An extraordinarily special property!
