Situated in open countryside, with views up to Cortona and just a short distance from the village of La Fratta, this attractive, largely restored farmhouse was designed as a family vacation home, but would lend itself equally well to a small activity. Its accessible location, off a secondary country road in the heart of Tuscany, would make it a perfect pit-stop for cyclists or travellers touring the area.

The house (circa 120 sqm) in which a great deal of money has been invested, has sadly been abandoned for the last few years and is now in need of some tender loving care. It requires only finishing touches to its restoration and some warmth and personalization.

It has been restored over a number of years, with much of the work now completed.

Works remaining: laying of 3 floors (materials on site), the mounting of internal doors (on site), the installation of a kitchen of choice and furnishings.

Works complete: All electrics at 95%, all plumbing & heating: bathrooms are installed, as is the boiler, gas tank, all the radiators and the new septic tank. Entrance doors and all windows (double glazed) have been mounted. The restoration has been done with good quality materials (note the traditional stone lintels around all the doors and windows).

It is a listed building and has some lovely traditional features (such as the external staircase leading up to the first floor over which there is a small loggia). Although immersed in the countryside, it is not isolated.  It has circa 1500 sqm of land and a well of its own. It stands beside a relatively quiet secondary road and between two white gravelled roads and is a lovely area for walking and cycling.

The village of La Fratta - where there are all basic shops - is a 2 minute drive. The town of Camucia - with all services - a 5 minute drive and Cortona’s historical centre a 12 minute drive.

The house is laid out as follows:

Ground floor: Kitchen (to install), living area, an ensuite (with independent access), small bedroom/ study, bathroom and store room.

 

First floor: accessed by both an internal and external staircase – large landing-living area, one ensuite, two further bedrooms – one quite small - with a shared bathroom.  A hallway gives access to a sun terrace.

 With some simple landscaping and pruning, the existing hedgerows and trees would provide sufficient privacy for the garden, while not blocking the views. 

It is conveniently located for all services and has excellent access to all major motorways and two mainline train station (Rome-Florence-Milan).  Nearest airports are Perugia 40 mins, Florence 1hr 20 mins, Rome 2 hrs.
