In a small, gated residential complex overlooking Lake Trasimeno, Italy’s fourth largest lake, a delightful independent cottage with small garden.

The complex has a swimming pool and grounds, maintained year-round, and is composed of a main villa – divided into apartments – and the cottage itself.

The cottage which would benefit from a bit of an upgrade, is built on one level and consists of an open plan kitchen-living area with direct access to the garden, 2 bedrooms and a bathroom. 

The complex is just 8 mins from Passignano sul Trasimeno, a pretty and lively lakeside town where one can find some excellent fish restaurants – the fantastic Il Sotto Vento being just one – and is mere kilometres from Il Fischio del Merlo restaurant, famous for its sea food dishes and lovely outside dining area.

In Passignano there is a local train station with destinations such as Arezzo and Perugia. Perugia which is the hub of Umbria and host to the annual and world famous Umbria Jazz Festival, is a 30 minute drive/train ride away.

Much of the lake area is classified as a Regional natural park and an annual destination for migrating flamingos!

The area is also central to most of Tuscany and Umbria’s famous hilltop towns. Within a radius of 90 minutes one can comfortably visit Cortona 38 mins, Montepulciano 49 mins, Pienza 60 mins, Siena 70 mins, Montalcino 90 mins in Tuscany and in Umbria, Assisi 44 mins, Gubbio 59 mins, Todi 54 mins,

The nearest airport is Perugia’s San Francesco di Assisi at 35 kms, Florence 154 kms and Rome 221 kms.
