Standing in the midst of Cortona’s beautiful countryside and surrounded by fields of sunflowers and corn, Villa la Pergola is a traditional Tuscan farm house built in classical stone and brick, just a few kilometers from all amenities and with a wonderful 360° view.

Cortona, perched on its hillside, is a short drive of about fifteen minutes. Camucia where one can find all services including a main line train station (Milan -Florence-Rome) is less than ten minutes away.

The house is divided into two large apartments with various outbuildings, a large garden with a pergola and a well designed pool with Roman steps. It has a very suggestive, relaxing atmosphere and one can easily imagine lazy afternoons by the pool and evenings with friends sitting out under the pergola while watching the last of the sun’s rays bathe Cortona.

On the ground floor there is a spacious open space living room/kitchen area, one bedroom with ensuite bathroom, a further two bedrooms and one other bathroom. On the first floor there is a large living room with fireplace, a kitchen, three bedrooms and a large bathroom with a window. From the loggia there are breathtaking surrounding views, especially when the sunflowers are open.

The garden is fenced with mature bushes around its perimeter and has been well planned out with various angles and corners in which to sit and enjoy the different views. The privacy of the property is ensured by an electric gate and there is also a garage in which there is a changing room/bathroom for pool use. There is LPG central heating and a pellet stove.

The house is immediately habitable and definitely good value for the money. It is in a lovely location, perfect for either living in year round or as a holiday home. The two apartments could easily accommodate both friends and family or be rented out. 

Owner’s experience: 

We came to Cortona in 2005 after deciding we wanted to live abroad for 6 months to a year. We didn’t realize how lucky we were to stumble upon Cortona, only choosing to come because we had finally found an apartment to rent for 6 months that would take our dog and had Internet.

We told ourselves that if we didn’t like it we would go back, but soon 6 months became a year and after 2 years, knowing we wanted to stay, we decided it would be a good idea to invest in a property in the area. 

We looked at many properties, mostly apartments in town until one day a friend suggested to look at a farmhouse by her near Fratta S. Caterina. 

We weren’t interested in buying a house but after she told us it was separated in two three bedroom apartments, had the second largest private pool in the area, a large fenced yard AND a gorgeous view of Cortona from the yard, we knew we had to see it and it was indeed the perfect place for us. We repainted and furnished the downstairs so that it would work as a weekly vacation rental and did a few things upstairs, including completely redoing the small galley kitchen making it amazingly functional for its size. 

We have truly enjoyed our years at the house. We’ve had a very successful vacation rental in the bottom floor apartment with numerous raving reviews. We built a pergola out in the quiet corner of our yard where we have enjoyed many dinners out under the stars in the charming Tuscan countryside. And let’s not forget the extremely large pool that is perfect during the hot summer months. 

In the past couple of years we have started a new and very successful business along with being more involved in the local wine making community and we no longer have the time to handle or promote the rental. For just the two of us and our dogs we don’t need a 6 bedroom property and thus have made the difficult decision to sell and find something smaller for ourselves. We can only hope that the next owners will enjoy the house as much as we have. 

We love Cortona too much to leave and plan on continuing to stay in the area. There are always so many things to do, wine events, concerts, festas and the town is very special, there aren’t many cities around with as much of a heart and soul as Cortona!" 

We are offering the house for sale including the furniture that is in the bottom floor apartment, everything immediately ready for living and/or rental. Also we are including the wood pellet stove upstairs and the kitchen cabinets and appliances. 


Very close to Cortona, just 5 minutes away, the house is located in the middle of farmland, giving it a front row seat to the beautiful sunflowers that are typically planted in the fields next door. 

The closest street is very rarely traveled, and the house sits back from the street via a long pine-lined driveway so there is virtually no neighbor/street noise. 

The entire property (excepting the driveway) is fenced, with an automatic gate, operated by remote. Within the gates, you will find a very large pool, 8 x 16 meters, a pergola paved in stone and a very large, fenced, raised bed garden. 

The living area of the house is about 200 mq, on two independent levels. The ground level has 3 bedrooms and two baths, one of them en-suite. The top floor has 3 bedrooms and one bath, with a large stone fireplace. 

The top floor has a sitting porch right outside the front door that makes a perfect spot for an aperitivo at sunset. 

The house is serviced by a private well that is 50 meters deep, and we have never run out of water, even while continuously pumping. The LPG tank and furnace were installed in 2008, the furnace being of the highest efficiency available and able to heat both levels during the winter as well as provide hot water for all purposes (three showers, two clothes washers and a dishwasher) at the same time. There are two telephone connections, one for the upper level, and one for the lower. 

Currently there is "Banda Larga" installed via Wide area WIFI provided from CloudItalia, providing TWO separate connections of 7mb download and 500kb upload each. 

The large garage has ample storage space, with a permitted bathroom, and could be renovated into a manager's suite or apartment. In addition there is a rustic Legnaia, separate storage room and Lavanderia. The Lavanderia has had new wiring and plumbing installed to support a washing machine and clothes dryer. 

There are two ENEL electric circuits installed at the property, each of 6.6 Kw potential. 
The local area has quite a few festas providing lots of opportunities to sample the local fare: Pastasciutta (a local festa specializing in pasta), Autunno (Autumn festival), Battitura (Wheat harvest festival), Lumaca (Spicy snails) and Pizza. 

In Fratta there is a shopping center with a small market, bread bakery, post office and pizzeria just a few minutes away and right across the street the local hospital. 
In the other direction Camucia, just 5 minutes away, holds the local market on Thursdays as well as many local shopping opportunities. And for nightlife, Cortona is just 5 minutes up the hill, providing over 20 fantastic restaurants and nightlife opportunities.”
