have been challenging for many people, but in spite or because of Covid, the
property market has been very robust. CI completed on 15 properties in 2021
alone - definitely a record - with some of the properties bought sight unseen.
Fortunately, expectations were exceeded in all cases. Here, we share some of the deciding factors
in the choice of houses purchased.

an American with Italian origins, this gorgeous little cottage in a small
hamlet in the mountains above Cortona was quite literally the realization of a
lifelong dream of owning a property in the home country. The deciding factors were the view and the
near vicinity of two excellent restaurants.
Also bought sight
unseen, this bungalow is within walking distance of Cortona with wonderful
views out towards Lake Trasimeno. The buyer, again an American, was a keen
gardener with a modest budget who wanted something outside town, but reachable
without a car.
Bought by a Scotsman,
this 3-storey property with a private garden is inside a luxurious residential
complex with extensive grounds and a large swimming pool, all of which is
maintained year round. It was the perfect solution for the buyer who viewed the
property at length, on a number of different visits, before committing himself
to the purchase.
Beautiful, beautiful
property in a prime location within walking distance of Cortona town. The buyers, a Danish family, had visited
Cortona just once before, but knew immediately it was where they wished to
purchase their home in Tuscany; a dream they successfully pursued during 2021.
Just below Cortona and
within walking distance of the town centre, this light and spacious apartment
was chosen because of its enormous view out over the Valdichiana and Lake

with their purchase and intend spending a number of months each year exploring
Cortona and its surrounding areas.
This unique property,
dating back to the 1500s, caught the attention of an American couple who are
passionate about history and property.
In a whirlwind 72 hour trip, they flew from the US to Rome and sped
their way to Cortona in time to visit the house before nightfall. They closed the deal the next day!
