If you’re looking for a beautiful home, complete privacy and a genuinely traditional restoration done by ‘old school’ artisans who took pride in their craft and knew what they were doing, then this is your house.

The property, 20 minutes from the nearest services is certainly not for everyone, but if you enjoy your own company, love to walk and want somewhere that is immersed deep in the Tuscan hills where only nature’s voice can be heard, it would be hard not to fall in love with this astonishingly lovely home with its stunning garden, gorgeous pool and surrounding views.

The property is what we estate agents refer to as ‘isolated’ or ‘rural’. This is a forewarning that you’ll think yourself in the back of beyond on a first trip to the property, BUT like most things – and I can personally vouch for this - once you get used to the journey its ‘isolation’ is more of a psychological factor than reality. 

In fact, the populated hamlet of Bagnolo - reached via a gravel road maintained perfectly by the local council - is just 1.5 kms away (one drives through it on the way down to the house) and where, during the summer months one can enjoy traditional, home cooked meals at its agriturismo. Portole, the nearest grocery shop/bar/hotel is 20 minutes away and Castel Girardi an excellent restaurant and pizzeria is 5 minutes further down the hill.

Cortona, one of Tuscany’s most cherished towns is only a 10 minute drive from Portole and from there, Montepulciano, Montalcino, Siena, Pienza, Perugia, Assisi etc…. are all within a 50 minute radius. 

In this context, a 30 minute drive for an outstandingly beautiful home in a paradise of greenery and beauty would seem well worth a visit. Once visited it’s hard to forget! 

The house built on three levels, has 4 bedrooms, 3 bathrooms, two sitting rooms, a study/library (which could equally be used as another bedroom), a large kitchen and dining room and beautifully designed outside seating/eating areas for dining al fresco. 

What enchants the most about this lovely, welcoming house is the way the owner (and the artisans who worked on the property) retained all the different levels of the original building. It is rare to find a restoration today where these spaces have been respected, renovated and incorporated into the main body of a house. The rooms are all large and light and there is a great sense of comfort and simple elegance throughout.

On the ground floor there is a wonderful ‘cook’s’ kitchen which leads into a dining area with an enormous arched doorway leading out onto a covered patio. Beyond the dining area one walks up two stone steps to a charming sitting room with traditional fireplace which in turn, up another few steps, leads into a library/study. From the kitchen one can also access the internal staircase to the first floor via a small hallway where there is a bathroom. On the first floor there are three bedrooms and one bathroom and a large, comfortable sitting room with fireplace. On the top floor, underneath the eaves, there is a fourth bedroom with its own bathroom.

The surrounding garden has taken the owner 30 years to perfect and it is glorious with little pathways leading you through irrigated flower beds full of a wonderful array of plants and shrubs, to the two small annexes, the small pond, the olive grove and the fruit orchard.

The pool is just below the house with a surrounding patio.

There are about two and a half acres of land which is also completely fenced.

All utilities are attached and there is also Wifi.

The owner would consider selling the house furnished which would be an enormous bonus considering the many traditional and antique pieces he has bought over the years.

Cons:
Yes, the 1.5 km road leading from Bagnolo down to the house is a bumpy ride and yes, it does require constant maintenance, BUT it has been rigorously maintained for 30 years by the current owner (at a cost of approx. E.2.500 every 2-3 years) and as long as one continues its maintenance, it can be considered a sound, country road with a firm base.

This is a property one needs to fall in love with BECAUSE of its location….as did its current owner who has happily lived there for over 30 years, going out every day on his bicycle, lunching in Cortona and passing many an evening among friends (myself included!)
