Imagine waking up to the quiet of the countryside, stepping outside into the fresh morning air and enjoying open views across the valley, with woodland and rolling hills changing colour with the seasons.

Set at the top of a hill, within an ancient village, this charming stone house offers a peaceful setting, traditional character and the comfort of a home that is ready to enjoy from day one.

Key features:
- 3 large bedrooms
- free on 3 sides
- great views
- quiet location
- ready to move into

The property is detached on three sides and comes with a small private outdoor area adjoining the house, as well as an additional plot just a short distance away. The extra land offers room to grow vegetables, cultivate a few olive trees or create a small swimming pool for children to enjoy during the summer.

Recently restored and sold largely furnished, the house combines the timeless appeal of traditional stone architecture with practical spaces for everyday life.

  1. On the lower floor, the entrance leads to an inviting living room with an open-plan kitchen and dining area. The living space opens directly onto the patio, creating a natural connection between indoors and outdoors — ideal for relaxed lunches, outdoor dinners or simply enjoying the view. This floor also includes a bathroom and a separate laundry room.
  2. Upstairs, three exceptionally spacious bedrooms provide plenty of room for family life, visiting friends or even a home office. A large bathroom with a bathtub completes the floor, with the possibility of installing a shower to suit your preferences.

The finishes retain the character of a traditional country home, with exposed stone on the exterior and wooden ceiling beams inside. The windows bring in plenty of natural light, framing attractive views of the surrounding greenery from different rooms.

A slower pace of life, with the outdoors on your doorstep

The patio looks out over the valley below, offering a changing landscape throughout the year.
The surrounding area is criss-crossed by walking trails, making it easy to explore the countryside on foot and enjoy the simple pleasures of outdoor living.

The elevated position often benefits from a gentle breeze, while the village setting offers a sense of tranquillity that is increasingly difficult to find.

Whether you are looking for a permanent home in the Italian countryside, a welcoming base for holidays with family and friends, or simply a place to step away from a busier lifestyle, this property offers an authentic way to experience rural Italy.

The owners: "Our house is part of a handsome 13th century ‘borgo’ (a small hillside hamlet built of local limestone) situated strategically on a spur in the centre of a river valley proceeding west towards the famous hilltop cittadel of Cortona 10 kilometers (6 miles) away.

The hills surrounding the ‘borgo’ are fairly steep and heavily wooded with Mediterranean oak trees, poplars, beech, and ancient chestnut groves which once provided the nuts essential for the local farming community of contadini (sharecroppers) who occupied the ‘borgo’. There are also open patches of heath featuring yellow flowering broom, juniper, rosehip and blackberry bushes.

The entire area is connected by beaten earth and stone tracks which are ideal for lovers of walking, hiking or mountain biking, affording truly spectacular views of the area and, when the weather’s fine and clear, breathtaking sunsets.

The hills to the east above the borgo are known locally as ‘Le Sette Vene’ (seven springs) which flow year-in year-out providing ample water for this area, while a 100-meter-deep artesian well, located on our own field below the ‘borgo’, gives us abundant water as a result. Our field is bordered by a tinkling stream which runs all the way downhill to the centre of the valley below (the Val d’Esse).

Living here is like a step into the past as in many ways not much has changed"
