This is a beautifully restored farmhouse with ENORMOUS CHARACTER, WONDERFUL VIEWS AND IN A FABULOUS LOCATION. La Villa e la Tabaccaia is a 20 minute scenic drive from the historic centre of Cortona and equidistant - 20 minutes - from both Montepulciano and Lake Trasimeno.
It has 360° views of beautiful countryside with Cortona sitting on its hillside to the North East, Lake Trasimeno to the south, and the mountains of Cetona and Amiata to the south west.
The property has grounds of 2.5 acres with a small vineyard and is bordered by olive, cypress and fruit trees. There is also a swimming pool.
Set in some of Cortona's most beautiful countryside and surrounded by its more PROMINENT VINEYARDS (Avignonesi, Vegni, Antinori) this stunning villa is AMAZINGLY GOOD VALUE FOR MONEY.
There are some local services nearby and the large and well serviced town of Camucia is at a distance of 15km. Access is excellent.
The property consists of a large master apartment on the first floor with 2 beds, 2 baths, wonderful large kitchen which leads out onto the arched loggia, a dining room and a sitting room.
A second apartment also on 2 floors consists of:
2 beds and 2 baths on the first floor, sitting/room dining area and kitchen leading out into a private garden on the ground floor.
There are a further 4 rooms on the ground floor and 2 bathrooms.
The property would lend itself to being returned to its original state i.e. a large and gracious home with an internal staircase installed.
Each unit has its own private outside area and the whole has been finished to a high standard with traditional cotto floors, beamed wooden ceilings albeit with a somewhat worn elegance throughout. With a bit of TLC the property could be returned to its original glory.
Unfortunately, poor internal photographs do NOT do the property justice:
To find such a beautiful villa with its covered arched loggia is hard to find in the area, and it h as in fact been designated by the Comune of Cortona as a building of exceptional historic value.
It is definitely worth viewing especially given the price of similarly sized properties with less charm. The works required to unify the villa – quite superficial and simply done - would not only allow one to personalise the property, but it would still remain very good value for money.
The town of Camucia is just a ten minute drive away and includes all services and a main line train station (Rome-Florence-Milan). Perugia airport is at a distance of 50 mins, Florence 1 hr 20 mins and Rome 2hrs.
